There are a lot of factors to consider when thinking about the longevity of a paint job. Painting the outside of your home can be a costly commitment, so homeowners generally wait until it needs to be done, but waiting too long can also be pricey because paint plays an important role in preserving the interior of homes. Let\u2019s go over why maintaining a healthy coat of paint is important and some factors that play into determining how long you want to wait between painting the exterior of your home.<\/p>\n\n\n\n<p>Besides the fact that a good paint job gives a home character and is the first thing that most people notice when they see a home, it also acts as a protective barrier against the elements. Paint creates a barrier, preventing moisture, UV radiation and insects from penetrating the outside and deteriorating structural integrity of homes. So why is there such a large range for how often the outside of a home needs to be painted. That\u2019s because the answer is different depending on the climate of where you live, what material your home is made of, what type of paint was previously used and how well it was painted. In Colorado we face both the extremes with over 300 days of sunshine, high ultraviolet radiation, somewhat regular winter storms and lots of freeze-thaw days. The combination of different extremes lead to a lot of deterioration on exterior paint jobs in this state.<\/p>\n\n\n\n<p>South facing portions of your home usually receive more direct sunlight than other aspects. Because Colorado receives so much sun and sits at a higher elevation, south faces are almost always the first spot to show signs of needing new exterior paint jobs. The following are clear indications that it\u2019s time for a new coat of paint.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Wear and tear &#8211; if your paint is starting to crack or peel and you can see the material underneath.<\/li><\/ul>\n\n\n\n\n\n<ul class=\"wp-block-list\"><li>Fading &#8211; if the paint is starting to lose its color. This will first be noticeable on your south facing sides of your home.<\/li><\/ul>\n\n\n\n\n\n<ul class=\"wp-block-list\"><li>Caulking &#8211; a lot of people get this taken care of while painting the exterior of their homes. If caulking is starting to crack and shrink, then your paint is also likely ready for an overhaul.<\/li><li>Time &#8211; even if everything looks great after ten years, you may want to consider getting an inspection. Although things look good, the paint may have lost its weather proofing and could be allowing moisture in and compromising structural stability.\u00a0<\/li><li>Selling &#8211; when it comes time to sell your home, a fresh coat of paint is a great way to improve its value and attract potential buyers.<\/li><\/ul>\n\n\n\n<p>Last, but not least is the quality of painting that was done previously. A thorough paint job from a reputable company that uses high quality materials will go a long way towards improving the longevity of your exterior paint. While a cheap paint job may seem appealing at the time, you get what you pay for. A cheap paint job usually means less durable paint, and quick application resulting in weak spots where moisture can penetrate.<\/p>\n\n\n\n<p>There are a couple things you can do to help increase the longevity of your exterior paint. You\u2019ll want to keep it clean, which means wash dirt or bird poop off if that&#8217;s an issue. Moss, algae, or viney creepers like ivy will spread roots through paint causing it to crumble, so preventing growth on top of your exterior is important. Often overlooked is color, which plays a huge role in how long a paint job will last. Darker colors soak up more heat and UV radiation. Lighter colors reflect more heat and last longer, especially in hot, sunny climates.<\/p>\n\n\n\n<p>Keep in mind the factors that contribute to wear and tear on exterior paint like type of building materials, climate, aspect, and quality of paint when estimating how long to wait between painting.
