In Colorado you are entitled to view HOA documents once you\u2019ve signed a contract to purchase a home.  Your broker will be able to assist you in getting these documents.  The documentation should provide both the governing and financial information related to the HOA.<\/p>\n\n\n\n

Read Your HOA Requirements<\/h2>\n\n\n\n

If you’ve decided to paint the exterior of your home, the first thing you need to do is read your HOA requirements.  Each HOA is a little different in their approach and approval process when it comes to exterior paint.<\/p>\n\n\n

Color selection and color scheme are some common HOA requirements for painting.  A few HOA\u2019s are very relaxed about color selection. They allow a broad range of colors as long as the colors are \u201cneutral\u201d or \u201cnatural\u201d.  Other HOA\u2019s are very strict about color choices and design.<\/p>\n\n\n\n

Color Schemes or Designs<\/h2>\n\n\n\n

When trying to decide on colors for your home, begin with a color scheme. A color scheme refers to the number of colors and placement of those colors on your home.  Most HOA\u2019s have requirements related to the design of color placement.  <\/p>\n\n\n\n

Will your door and shutters be an accent color?  Do you want the trim to be a separate color than the body of the house?  Have you thought about a color for the garage doors?  There are many decisions that make up the color scheme of a home. It’s important to make sure your decisions meet your HOA requirements.<\/p>\n\n\n\n

Selecting Colors<\/h2>\n\n\n\n

Once you\u2019ve settled on a color scheme, it\u2019s time to look at colors.  Common HOA requirements for painting frequently include a list of approved colors.  Sometimes the colors are listed on the HOA webpage.  Other times, they may be found in a book in the HOA office. Further, many HOA\u2019s keep their list of approved colors on file at the paint store nearest their neighborhood.  Bottom line, you\u2019ll want to ensure your color selections have been submitted and approved before painting.  Painting estimators are helpful resources and will usually have color decks<\/a> to assist with ideas.<\/p>\n\n\n\n

Paint Sample Swatches On Your Home<\/h2>\n\n\n\n

It’s strongly recommended by professional painters that you paint swatches of the colors you\u2019ve selected on your house.  In HOA communities, these swatches can be common HOA requirements for painting as well.  <\/p>\n\n\n\n

HOAs typically want the swatches painted so they can actually see the colors. They will require the swatches be painted somewhere on the front of the house, usually the garage doors. The HOA representatives will then drive by and look at the swatches prior to approval.  <\/p>\n\n\n\n

Professional painters<\/a> suggest painting the swatches for a different reason.  We recommend the test patches so that you can observe those colors in different light and locations.  <\/p>\n\n\n\n

Paint color appears different on opposite sides of a house due to different lighting situations.  Things like rooflines, sun angles, and landscaping can all affect light filtration and the appearance of color.  The look of these colors will also vary at different times of the day.  <\/p>\n\n\n\n

Painted brick and front doors are on the list of other common HOA requirements for painting.  An HOA can require garage and front doors to be painted an accent color. They also may require the trim to be different from the body color.  As a homeowner, it’s critical to understand all the guidelines and get approval before painting your home. This small act will avoid costly mistakes.<\/p>\n\n\n\n

HOA\u2019s have the ability to enforce strong penalties for not following their rules.  If you paint without approval, at some point you will be issued a fine. This fine will commonly be recurring until your home is re-painted in approved colors.  The fight over color typically isn\u2019t a winnable case. The HOA will eventually impose property liens on your home. These liens will prevent any future sale of the home until the non-conformance is remedied.<\/p>\n\n\n\n
